Terms & Conditions & Cancellation Policy
Unless accommodation is pre paid, reservations must be guaranteed by a valid credit card. Cancellations/amendments must be received before 12 noon 3 days before the date of arrival.
For reservations of 4 rooms or more a non refundable deposit of 25% is required at the time of booking and cancellations/amendments must be made no less than 4 weeks before the date of arrival.
If you are booking outside of the 3 day cancellation window, then full payment of your stay will be taken at the time of booking (this is non refundable).
We would only take a cancellation charge in the following circumstances:
- If we held a room and you did not arrive, then the value of the first night accommodation will be charged.
- If you cancel less than three days before your planned arrival date, the value of the first night accommodation will be charged.
In view of this we recommend that you take out travel insurance.

Payment may be made in cash, credit card or cheque (when fully backed by a cheque guarantee card) or direct to the hotel's bank account. Credit facilities are only available to approved accounts.
Room rates are inclusive of full English or continental breakfast, service and, where applicable, VAT at the current rate. No allowances or refunds will be made for meals not taken.
The proprietors reserve the right to alter, vary or withdraw rates, services, special offers and terms of business without prior notice.
Guests are kindly requested to vacate their rooms by 1030 hours - unless prior and alternative arrangements have been made. Rooms are normally available for check-in from 1430 to 2200 hours unless prior arrangements have been made.
We regret that pets (except guide dogs) cannot be allowed in the Hotel or its adjoining premises.
We do not allow smoking inside any of the hotel buildings. Guests may be charged a £50 cleaning fee if they smoke in their rooms.
Valuables may be deposited for safekeeping in accordance with the terms of the Hotel Proprietors Act 1956. The Proprietors do not accept any liability for loss or damage to vehicles parked on the premises.
